California governor signs criticized law to build apartments near public transit

A new law, SB 79, will allow apartment buildings up to nine stories near major transit stops by overriding local zoning limits. State leaders say the policy is meant to steer growth back toward urban, transit-rich areas and ease the housing shortage created by decades of low-density development. Supporters argue it will shorten commutes and expand affordable options, while critics worry about higher-density construction in established neighborhoods and potential fire-risk concerns. The bill reflects a long-running push by its author to promote dense, transit-oriented housing and more walkable “15-minute” communities across California.

Morgan Hill sales tax stayed positive in 2nd quarter 2025

Morgan Hill’s second quarter 2025 sales tax revenue grew (5.8) percent over the same quarter in 2024, largely attributed to general consumer goods and county/state pool groups. The largest gains year over year were seen in the fuel/service stations and restaurant/hotel groups thanks to the return of travel and office work. Sales tax receipts rose this quarter statewide after multiple quarters of decline. Restaurants continuing to grow demonstrates desire to eat out and increased online sales indicates ability and willingness to spend.

MHUSD grads guaranteed admission to San Jose State University

San José State University and the Morgan Hill Unified School District have launched Guaranteed Pathway, a new program ensuring CSU-eligible MHUSD graduates gain admission to SJSU starting in fall 2026. Announced September 25 at Live Oak High School, the initiative strengthens college and career readiness while expanding dual enrollment opportunities.

Through this partnership, students can earn college credit in high school, reducing future costs and course loads. By simplifying admissions and improving academic preparedness, Guaranteed Pathway lowers barriers and creates clearer pathways to higher education for local students and families.

Sempera Organics to open new Morgan Hill facility

Morgan Hill’s reputation as the Bay Area’s “mushroom capital” continues to grow with Sempera Organics’ new 60,000-square-foot production facility at 18400 Sutter Blvd. The biotech company, now one of the largest U.S. producers of functional mushroom ingredients, celebrated the opening with city officials and community leaders.

Founder and CEO Nirmal Nair said the larger site boosts monthly output capacity from 15 to 30 metric tons, enabling consistent large-scale production. He launched Sempera to address problems in the U.S. food system, seeking natural, immunity-boosting alternatives inspired by Asian practices that gained attention during the pandemic.

Morgan Hill Wine Trolley toasts to first Anniversary

The Morgan Hill Wine Trolley, launched in 2024 by longtime friends and Morgan Hill residents Christina Perez and Heather Gallegos, is celebrating its first anniversary with a bigger fleet, new tour options, and a community celebration.

The women- and Latina-owned business has quickly become a tourism staple in southern Santa Clara County, selling out tours and running at an impressive 98% capacity year-round—far above initial expectations.

“Demand just kept growing,” Gallegos shared. “We realized people wanted private events too, so we decided to add a new vehicle to make it happen.”
