A new law, SB 79, will allow apartment buildings up to nine stories near major transit stops by overriding local zoning limits. Supporters argue it will shorten commutes and expand affordable options, while critics worry about higher-density construction in established neighborhoods and potential fire-risk concerns. The bill reflects a long-running push by its author to promote dense, transit-oriented housing and more walkable “15-minute” communities across California.
