Preserving and Optimizing Industrial Land

Preserving and Optimizing Industrial Land

Industrial lands are key to the economic vitality of the City. These employment lands provide local jobs and taxes to support City services. Today, there are only 120 acres of undeveloped industrial land in Morgan Hill. Over the past 8 years, industrial lands inventory has declined by 59%. Preserving existing industrial parks and optimizing remaining industrial lands will support the City’s economic prosperity, offer jobs to the community and preserve the quality of life in Morgan Hill. City staff plans to bring forward Zoning Code amendments, and an Industrial Ordinance that formalizes the current Urgency Ordinance essentially prohibiting stand-alone distribution uses and certain types of buildings commonly used in distribution facilities.

Staff proposes a new Industrial Lands Preservation and Optimization Policy to:

-Prohibit stand-alone ecommerce warehouse and distribution use citywide

-Prohibit General Plan conversions of Industrial Land

-Prohibit non-compatible uses in Industrial buildings to preserve vacancies for industrial businesses and jobs

-Expand zoning for office and medical uses

-Encourage conversion of current commercial land to industrial land

End of Life Items Are Treasures for Prism Electronics

Prism Electronics was formed in 2002 for the purpose of providing Independent Component Distribution and Asset Recovery Services for a growing demand in the Silicon Valley and beyond. The company consolidated operations and relocated from Santa Clara to Morgan Hill, quickly outgrowing a space on Digital Drive, before moving into their current locations on Sutter and Lightpost Drive. Their two existing buildings total over 100,000 square feet and they employ 90 people. The company’s Reverse Logistics Program provides clients with a revenue stream, maximizes ROI and reduces liability. Refurbishing and remarketing are an important part of the company’s business model and zero-waste environmental policy. They provide certified destruction and recycling on multiple levels. With key competitors leaving the area, Prism Electronics has risen to become one of the largest companies of it’s industry.

Celebrated as one of the Golden State’s cleanest and greenest concrete operations, Star Concrete owner Jerry Blatt is constantly reinventing the concrete world. Jerry purchased the Morgan Hill property back in 2015 and has since developed the space into a cutting-edge facility and leader in concrete and water recycling and natural gas vehicles. Today, Jerry has 5 locations ranging from San Jose to Hollister and employs 157 people. With their commitment to quality, price and innovation Star Concrete will remain a leader in their industry for many years to come.

Through the Buy Local Campaign, we talk a lot about B2C purchases but it’s just as important that our B2B transactions remain local as well. Business supporting business is a win win for everyone!

Paramit Manufacturing Grows in Morgan Hill

Morgan Hill based company Paramit Manufacturing, a leading OEM developer and manufacturer of medical devices and life sciences instruments, was acquired by the TECAN Group earlier this year. The TECAN Group plans to not only retain the business in Morgan Hill but expand the existing footprint and workforce. Under their growth projections, Paramit will become one of the top 2 largest employers in Morgan Hill.

TECAN is a leading global provider of laboratory instruments and solutions in biopharmaceuticals, forensics and clinical diagnostics. The company specializes in the development, production and distribution of automation solutions for laboratories in the life sciences sector. Its clients include pharmaceutical and biotechnology companies, university research departments, forensic and diagnostic laboratories. As an original equipment manufacturer (OEM), Tecan is also a leader in developing and manufacturing OEM instruments and components that are then distributed by partner companies. Founded in Switzerland in 1980, the company has manufacturing, research and development sites in both Europe and North America and maintains a sales and service network in 52 countries.
