On May 24, 2018, Republic Family of Companies celebrated the ground breaking of a signature project, an 83-unit, market rate rental mixed-use project in Downtown Morgan Hill. The project is in the heart of Downtown Morgan Hill on 3rd Street and Depot Street, right across from the Caltrain Station and adjacent to the new 272-space parking garage. This mixed-use project is known as the “Sunsweet Project” and is a partnership between the Republic Family of Companies and property owners Rocke and Glenda Garcia of Glen Rock Development. The Sunsweet site is a 1.7-acre property that was historically a fruit packing and drying shed.
Republic Family of Companies recently announced a $23.4 million construction loan from Tech CU to fund the amenity-rich, market-rate project that includes 83 units ranging from 600 square feet studio apartments to 1,500 square feet three-bedroom apartments. The project will have nearly 8,000 square feet of leasing office and ground floor retail space facing 3rd Street.
The apartments are poised to become an urban community — blending stylish residences and deluxe amenities with convenient access to retail shopping, restaurants, and public transportation. This unique project will be attractive to young professionals, single adults, seniors, and small families.
Located steps away from Caltrain on Depot Street in Downtown Morgan Hill, Sunsweet is also convenient to Highway 101, offering easy access to the Bay Area and Silicon Valley’s top employers. The project will provide a unique collection of exclusive amenities, including a swimming pool, state-of-the-art fitness center, indoor and outdoor lounges, grilling stations, an outdoor playground, community room, and dog park.
“There were a variety of factors that drew us to this project, including Morgan Hill’s outstanding restaurants, and charming wineries. However, what made this project really special is its close proximity to the Caltrain stop. Transit-oriented developments are a Republic specialty,” said Michael Van Every, the President/CEO of Republic Urban Properties LLC.
This long-awaited project is pivotal in the renaissance of private development occurring in Downtown Morgan Hill, spurred by the City’s $25 million investment in Downtown infrastructure and placemaking efforts 2 1/2 years ago. Morgan Hill’s Economic Development Director, Edith Ramirez commented, “We are proud to see this project come to fruition. It will bring much needed rental workforce housing to Downtown to support businesses and increase vibrancy to Downtown.”
